Top 4 Secrets for Staging Bathrooms When Selling Your Home

When prospective home buyers come to view the home you have listed for sale, the first place they always look is the kitchen. They will want to know that they are not going to move into a germ infested home that hasn’t been cared for. Secondly, they will make a close inspection of the bathrooms in the home. Why? For the same reason, of course! If you are getting ready to sell your home and are looking for a quick sale, here are the top four secrets for staging your bathrooms.

1. DO AWAY WITH GRIMY SHOWER DOORS

Although these ‘secrets’ are not listed in any particular order, this one is a biggie. Most professional home stagers place this near the top of their list probably because they are so big and one of the first things you notice when entering a bathroom. Sometimes it is possible to scour them clean but other times you may need to replace them altogether. There is nothing more unsightly in a bathroom that shower doors coated with grime.

2. SELECT STYLISH SINKS THAT ARE ON TREND

At the moment, pedestal basins are all the rage. Within the past several years most new homes have been installing them because they sell homes! They are stylish and give the appearance of a larger room. Sinks with cupboards built underneath take floor space, giving the room a much smaller look. There are a number of styles available so you are free to choose one that best suits the ‘flavour’ of your home, but for sure, you will want a pedestal sink (or referred to as a pedestal basin) to facilitate a quick sale.

3. *PROVIDE WARMTH

Another huge feature that sells is showing buyers that they needn’t worry about stepping out of a freezing shower or tub during those cold winter months. Even the most powerful central heating units cannot offer the amount of heat today’s cost-effective radiators provide so it is well worth the minimal expense. *Note: This is a popular European home feature so it may not necessarily translate for US homes. But the idea of providing warmth is universal. You want to create a space that is inviting, serene and welcoming for potential buyers. You can provide warmth by incorporating warm, earthy tones in the color scheme, like the sample photo above.

4. UPDATE THOSE OUT-OF-STYLE TILES

Depending on the age of your home, you may find that your wall tiles are completely outdated. Colours trending in home fashion change from time to time and your bathroom tiles might need a new facelift. If they are not chipped and cracked you don’t necessarily need to change them. Simply paint them with a coat of primer then a final coat of ceramic epoxy. You can achieve a whole new look at a fraction of what it would cost to have the walls re-tiled. It doesn’t need to cost a lot of money to update your bathroom, but if you are looking for a quick sale, it is something that needs to be done! If you only have budget to update two rooms in the entire home, always opt for the kitchen and the master bathroom, you’ll be so glad you did. (Besides, you can enjoy them yourself while waiting for your home to sell.)
