How to Maximize Profit & ROI When Selling Your Home | The Home Staging Show S6 Ep8
Hey guys, welcome back to season 6 episode 8. On the show today, I have Portland Realtor Lauren Goche. I really love the conversations today because we started off talking about real estate transaction and then we really got into emotional triggers buyers have and how to attract buyers to love your house. In the beginning, it may sound a tiny bit dry since we are talking about the logistics of the real estate transaction, but I love the juicy conversations we got into later on about emotional triggers, generation selling, and even Twilight, yes that vampire Twilight.
We are fast approaching the end of this season. We just two episodes left. I’m super excited to have two home sellers for the upcoming show, who are going to share their experiences staging and selling the homes. Both of them have done our 30-day home staging challenge. You may also have seen them in our private Facebook group.
I also want to give you a few updates on behind the scene of the show. This couple week I’ve been interviewing producers so handle the post production so it will be a better listening experience for you guys. I’ve been a one-woman show and it’s been pretty tough this season since I am in the process of liquidating our 5800 square feet warehouse full of inventory for staging, subletting out the space, we are also starting the 6-Figure Floor Plan business course next week, I’m moving out of the country in 5 weeks and I’m also taking French intensives. So it’s all been a little bit of crazy and I’m not able to put as much energy as I want to develop, market the show and researching and finding awesome guests. Like for example, today’s show was a day late because there were a lot of technical difficulties in editing this episode. I really want to make sure that I’m putting out good content out there and do it consistently. That’s really my goal for the next season.
In the next two episodes, you may start noticing or hearing some minor differences, it’s because I’m in the process of handing off the post production part to a producer and we are making some adjustment behind the scene to make sure that we will keep putting out great content for you. I’m really open to ideas for programming, so if there are specific topics you want to hear about, please let me know. You can leave a comment in the show notes or comment in our private FB group.

Our show is brought to you by our in-house product, EcoJoe, the eco-friendly St Joseph statue home selling kit. In real estate, there’s a tradition to bury St Joseph statues for good luck. But because the existing products on the market were made with plastic, we made an eco-friendly named EcoJoe. He’s all natural, won’t harm the earth. We are currently having a 50% off sale. For more information, visit www.ecojoekits.com
This podcast is also brought to you by our Cash in the Cushions business courses for home stagers. If you are thinking about getting into the home staging business and not sure where to start, our Launcher program is designed for those who are thinking about venturing into the home staging industry. This 90-page workbook clarifies frequently asked questions about starting a home staging business, helps you navigate the waters of the marketplace so you can avoid the common slip-ups.
I developed the 6 Figure Floor Plan course to be a complete course to build a profitable home staging business. I was tired of seeing new home stagers left high and dry by these other courses that are really expensive and still not prepare the students for real life staging business problems.
Because of this podcast and the blog I write about on the business of home staging, I get asked the same basic questions over and over again that should already be covered by these expensive courses. SO! In this jam-packed online course for home stagers, we'll go over systems, contracts, pricing, proposals, inventory, marketing, technology and everything you'll need to start getting clients. I’m going to show you the behind the scenes of how I had built my home staging business from the ground up, including worksheets, systems, scripts and workflow that I’ve developed to build a booked solid home staging business. You will be able to see my pricing proposal, contracts and every template I’ve created and used in my 6-figure home staging business.

Lauren's Official Bio
Whether you are new, a transplant or a native to Portland, we all live here because we love it. Personally, I love our weirdness, our community, our creativity, our green areas, our pockets of amazing neighborhoods, our food, our sense that anything is possible.
I’m not simply selling dwellings. I’m dealing with people’s lives and histories and stories and ancestry. I don’t want to just show you houses, I want to make finding your dream home an unforgettable experience. I don’t want to merely sell your house, I want to make the transition to the next stage a pleasant one.
You know how Mary Poppins floats in on the East wind right exactly when she is needed and efficiently, lovingly, oddly knows how to make things right? It was funny to me when I realized that I kept doing that for those around me, over and over again. Floating in during some big event. Whether it be a marriage, a death, a move, a birth, an illness; I continued to show up at just the right time and fulfill that role in my loved ones’ lives.
As a Realtor, using my Mary Poppins super-powers is the perfect fit. Knowing when to be firm, knowing when to be soft, knowing how to be creative in problem solving.
